Review of construction sector in Azerbaijan (January-August 2016)

According to the Azerbaijani State Statistics Committee, in January-August housing commissioning decreased by 13.5 percent from year to year.

Some 122,400 square meters of housing were commissioned in Azerbaijan in August 2016 compared to 121,100 square meters in July 2016, 213,700 square meters in June 2016 (the best index in 2016) and 130,300 square meters in August 2015.

Some 1.011 million square meters of housing have been commissioned in Azerbaijan since early 2016 compared to 1.169 million square meters in the same period of 2015.

Some 68.5 percent of the total volume of construction work accounted for primary construction, reconstruction and expansion, 11.5 percent - overhaul, 4.1 percent - current repair and 15.9 percent - other construction work.

Some 87.2 percent of the total volume of construction work was carried out by non-state construction companies.

Real estate market

According to MBA Group consulting company, the prices decreased by 0.74 percent on the real estate market in Baku in August 2016 compared to July 2016.

The market prices slightly increased in July, but decreased in August.

The prices decreased by 27.85 percent compared to early 2016, while by 28.74 percent compared to August 2015.

The market prices decreased following a decrease in primary housing and commercial facility prices.

The prices decreased by 3.47 percent on the primary housing market in August and by 24.53 percent since early 2016.

The prices have decreased by 22.36 percent on the market of commercial facilities since early 2016 and by 6.69 percent in August.

The prices slightly decreased on the land and rental markets in August.

The prices decreased by 0.66 percent on the land market compared to July and by 1.69 percent on the market of commercial facilities.

The prices decreased by 28.8 and 32.88 percent respectively compared to early 2016.

The prices increased on the secondary housing and rental markets.

The prices increased by 1.01 percent on the rental market in August and by 4.53 percent on the secondary housing market.

The prices have decreased by 29.72 and 22.98 percent respectively since early 2016.

The prices always decrease in summer, but increase in autumn.

But the current situation shows that at best, the market prices will remain relatively stable until the end of 2016.
