Slight Price Rise in Baku’s First Housing Market in October

Ismayilova/ The average price of 1 sq m of housing area in the first real estate market of Baku increased by 0.7% in October to $1,202 in October, according to Participants of Estate Market public union. In August, one sq m of housing in the first market cost $1,187 and $1,194 in September. 

In October, the average indicator of an area of apartments in the first market totaled to 120.2 sq m which is 0.08% more than the indicator of September (120.1 sq m). The average indicator of blocs in buildings under construction made up two to three and average number of stores - 15.1.

Majority of newly-erected building account for Yasamal, Nasimi and Khatai districts of Baku which make up 66.9% of portfolio of the first real estate market of the capital city.

In October, price rise in Khatai district of Baku made up 1.8% and 0.5% in Yasamal district. The prices remained unchanged in remaining districts of Baku.

The share of three-bedroom apartments accounted for the larger part of portfolio of first market. Five-bedroom apartments made up majority in first zone and one-bedroom apartments in the third zone of Baku.

The average area of one-bedroom apartments in the newly-erected buildings made up 60 sq m, two-bedroom - 92.8 sq m, three-bedroom - 135.5 sq m, four-bedroom - 183.2 sq m and five-bedroom - 234.4 sq m. 

According to the monitoring conducted by the Participants of Estate Market, in October, 554 building were built in Baku and construction and sale of one building were completed. As many as 208 companies were engaged in construction.
