Housing prices increase in Tashkent in Feb.

The average price on housing in Tashkent was $529 per square meter in February 2012, or 0.4 percent more than in January and 6 percent more than in February 2011, the information-analytical center Sion Research told real estate organization Sion Group on Wednesday.

According to realtors, the average discount while concluding the purchase-sale contracts in February amounted to 4-5 percent compared to 5-6 percent in January.

The average price on housing in the class segment in February amounted to $330 per square meter (in January - $328 dollars), the housing segment of the high price category - $1,002 per "square" (in January - $996).

The average area of apartments put for sale in February, was 69 square meters to 70 square meters in January, the average price in the apartment sector - about $36,500 (in January - $36,900).

About 60 percent of all proposals in the property market in January fell to the apartments from 40 to 80 square meters.
Most of the proposals - 19.3 percent fell to the apartment sector, with an area of 70 to 80 square meters.

About 65 percent of sold apartments in February fell to two-and three-room apartments. The sector of multi-room apartments beginning from five room apartments remained at the level of 2.8 percent.
The average bid price of apartments in brick houses almost remained unchanged - $572 per square meter compared to $571 per square meter in January. The prices on typical brick four-and five-story buildings increased by 0.5 percent compared to January.

The prices on apartments in panel and monolithic houses in February increased by an average of 0.6 percent - to $ 485. The biggest growth was observed in the sector of apartments located in typical four-and five-storey houses - by 0.7 percent compared to January, and nine-panel houses - by 0.8 percent. The housing prices in monolithic houses remained virtually at the level of the previous month.
