Baku Experiences Shortage of 2-bedroom Flats

The Baku primary real estate market is currently experiencing a sharp shortage of one- and two-bedroomed flats, a source in appraising Caspian Property Services told Trend.

According to the Company, despite the broad supply of one- and two-bedroomed flats in Baku, private construction companies are currently constructing mainly three-bedroomed, four-bedroomed and five-bedroomed flats in the Capital.

The demand for one-bedroomed flats in 2006 has increased by 27%. The average price reached $1,137 per square meter. The demand for two-bedroomed flats has increased by 33.3% at an average price of $948 per square meter, the demand for three-bedroomed flats has increased by 28.4% ($1,085 per square meter), demand for four-roomed flats has increased by 27.5% in 2006 at an average price of $1,042 per square meter and the demand for five-bedroomed flats has increased by 14.6% ($794 per one square meter).
