Prices increase on secondary residential market in Baku

The average price per square meter rose 0.2 percent to $1,230 at the Baku secondary real estate market in May, as compared to $1,220 in April, the Property Market Participants public organization said.

In May, the average prices for apartments hit $123,450 (+1.9 percent compared to April) and the average price of one room apartment was $53,230 (+3.7 percent). Average room indicator was 2.46 (- 0.4 percent) in May.

Share of apartments offered at prices lower their average price constituted 62.4 percent as compared to 61.2 percent in April.

Newly-built buildings accounted for significant part of the secondary housing market or 58.6 percent. Leningrad design projects accounted for 13.3 percent, experimental - 7 percent, Stalin design - 7.1 percent, Khrushchev design - 3.5 percent, Kiev project - 3.1 percent, German - 1.3 percent, French - 1.5 percent, Minsk - 1.3 percent, Italian - 0.3 percent and architectural - 2.9 percent.

Large part of the portfolio of the second market - 27.4 percent was made up by the buildings in Baku's districts of Yasamal, Nasimi (17.6 percent), Narimanov (17.2 percent), and Khatai (16.2 percent), which comprises 78.4 percent of the secondary housing market.

Sale and purchase operations on the secondary market decreased 3.1 percent. The proposals increased 3.8 percent. About 5,110 facilities were offered.

Exposition term of estates increased four days and totaled 119 days. Coefficient of profitability of facilities dropped 0.7 percent in April.
