Realtors do not expect major changes in Kazakhstan's real estate market

No serious changes are expected in the pricing on the real estate market of Kazakhstan, believes Elena Griva, the president of the United Association of Realtors of Kazakhstan, Kazinform reports.

"There have been no seasonal changes in prices for several years. Prices have been changing depending on the economic factors. When considering the trends in these factors in 2018, real estate prices will not show any significant changes," Griva said.

In 2017, Kazakh citizens observed relative stability in the primary real estate market and a decline in the secondary market.

The price was stable - at the level of 318,000 tenge per square meter in new buildings in Astana. In Almaty, prices for new housing have fluctuated in between 430,000-450,000 tenge, and the average price per square meter in Almaty's new buildings was about 438,000 tenge in December 2017. Prices for secondary housing in 2017 in Almaty and Astana fell by an average of 5-8 percent, while in some regions, the price reduction reached 10-11 percent.

The preservation of prices at the level of 2017, according to Griva, will also be possible due to commissioning of new state programs in the real estate sector and further development of the already introduced ones.

Vice-president of the United Association of Realtors Nina Lukyanenko, in turn, said that the housing market in 2018 will be boosted thanks to the number of proposals, migration flows - a sufficient number of people arrive in cities, financial literacy and financial security of families and other economic factors.

In 2018, according to Lukyanenko, demand will remain at a high level, but it is much more important that this demand be solvent.

In December, the average price of apartments in the capital was 351,200 tenge or $1059 per square meter. There is an increase in average prices by 1 percent, both per square meter of housing, and on average for an apartment. Dollar price fluctuations are less significant.

The average prices in the housing market of Almaty decreased by 0.6 percent in December. The price index was 347,025 tenge per square meter, which is 2,050 tenge less than in November. Thus, for the first time in the last 2 months (since September) negative dynamics returned to the southern capital of Kazakhstan.

Compared to December 2016, the current price level was lower by 5.3 percent.
