An average price per one square meter of housing dropped 3.8 percent to $1,544 at the secondary market in Baku in Jan. compared to $1,430 in Dec. 2008, the Participants of Estate Market public union said.
An average price for flats at the secondary market totaled $124,680, or 1.7-percent-rise from Dec. Price for one flat amounted to $50,890 (+ 2.3 percent).
Newly-built buildings accounted for significant part of the secondary housing market or 60.1 percent (+4.4 percent). Leningrad design projects accounted for 12.6 percent, experimental - 7.5 percent, Stalin design - 6.9 percent, Khrushchev design - 3 percent, Kiev project - 2.3 percent, German - 1.6 percent, French - 1.5 percent, Minsk - 1.4 percent, Italian - 0.5 percent and special - 0.1 percent.
Large part of the portfolio of the second market - 26.7 percent was made up by the buildings in Baku's districts of Yasamal, Narimanov (18.6 percent), Nasimi (17.3 percent) and Khatai (15.9 percent).
Sale and purchase operations on the secondary market increased 4.4 percent. The proposals reduced 8.2 percent. About 4,710 facilities were offered. Exposition term of estates increased six days and totaled 107 days.
