Newly-built buildings account for greater part of secondary housing market in Baku

An average price per one square meter of housing dropped by 4.7 percent to $1,250 at the secondary market in Baku in March compared to $1,320 in February, the Participants of Estate Market public union said.

An average price for flats at the secondary market totaled $124,440, or 0.6-percent-decrease from February. Price for one flat amounted to $52,680 (+ 0.7 percent). An average-room figure is 2.48 (+0.4 percent) in March.

Part of flats offered on the market lower than the average price was 61.6 percent compared to 61.3 percent in February.

Newly-built buildings accounted for significant part of the secondary housing market or 60.3 percent (+4.4 percent). Leningrad design projects accounted for 12.7 percent, experimental - 6.6 percent, Stalin design - 7.4 percent, Khrushchev design - 3.6 percent, Kiev project - 2.9 percent, German - 1.5 percent, French - 1.1 percent, Minsk - 1.1 percent, Italian - 0.4 percent and architectural - 2.4 percent.

Large part of the portfolio of the second market - 27.4 percent was made up by the buildings in Baku's districts of Yasamal, Nasimi (17.6 percent), Narimanov (17.2 percent), and Khatai (16.2 percent), which comprises 78.4 percent of the secondary housing market.

Sale and purchase operations on the secondary market decreased 3.1 percent. The proposals reduced increased 0.4 percent. About 4,870 facilities were offered. Exposition term of estates increased four days and totaled 115 days. Coefficient of profitability of facilities dropped 2.2 percent and term of profitability by 2.2 percent.
