Cost of primary residence in Baku drops by nearly 30% compared to 2008

Average prices for primary housing in Baku remained unchanged at 848 manat per square meter in January 2011, the NGO Participants of Property Market reported.

In 271 buildings proposed to the market, the prices ranged at 400-800 manat per square meter, 83 buildings - 801-1,200 manat, 64 - 1,201-2,000 manat. Prices have exceeded 2,000 manat in 24 buildings.

The prices in the primary housing market of Baku fell by 1.9 percent compared to the previous quarter, 4 percent - same period of 2010, and by 29 percent to the crisis period (September 2008).

Most buyers prefer apartments at a price of 500-600 manat per square meter, the NGO reported.

In January, 442 buildings were presented to the primary housing market compared to 443 buildings in December 2010.

Only one new building was offered to the market. The number of construction companies was 155. One building in the last month has been withdrawn from the sale in the Khatai district.
The official exchange rate is 0.7941 manat to $1 on Feb. 25.

Work is nearing completion in 81 percent of 442 buildings presented to the market, 11 percent -the middle stage of construction and 8 percent - the construction of buildings frozen or progressing too slowly.
