Price of secondary market in Tashkent increased by 2.6 percent in May

The average price of housing in Tashkent amounted to $548 per square meter in May, increasing by 2.6 percent compared to April and 19.1 percent higher than in may 2011, analytical centre Sion Research part of the real estate organisation Sion Group stated on Tuesday.

More than half of the proposals namely 61.2 percent in May compared to 63.2 per cent in April accounts for the housing sector in the panel and solid homes.

The average bid price of apartments in brick houses increased by an average of 2.8 percent last month, up to $593 per square meter compared to $577 in April and panel and the solid foundation houses by 2.4 per cent, to $502. The greatest increase in average prices was observed in the sector of apartments located in typical 4/5-storey panel by 2.9 percent, compared to March.

According to surveys of realtors, the average discount at the conclusion of sales contracts remained at three percent, while the average real price of residential sales amounted to $532 per square meter compared to $518 in April.

The average price of housing in the economy class segment amounted to $332 per square meter in May (in April - $330) in the housing segment of the high price category is $972 per square meter (April - $953).

Average size of apartments for sale in April was 68 square meters as in May whilst the average offer price for the apartment sector is about $37.3 thousand (in April - $35.8 thousand).

The minimum total area of the proposed housing for sale was 10 square meters in May, the maximum - 424 square meters.

More than 66 per cent of apartments sold accounts for two and three bedroom apartments. Then, in descending order is one and four-room apartments. The sector of multi-room apartments (five or more rooms) accounts for 2.3 per cent of the total number of proposals in.
