The average price in the secondary housing market declined in Baku during December by 0.4 per cent - to $955 per square meter compared to $959 in November, 2011, the public organization Property Market Participants told Trend on Monday.
The volumes of supply in the secondary housing market increased by 1 per cent in December compared to November. Over 7,500 apartments were offered for sale in the market in December.
The portfolio share offering in the market in the Yasamal, Nasimi, Narimanov and Khatai districts amounted to 78.7 per cent. The forming of a portfolio for these four areas which took a long time, was down to the completion of new buildings. Research shows that portfolio share offering in the primary market also forms due to these 4 districts.
The share of secondary residences proposed on the market at a price lower than average, amounted to 52.1 per cent. The average room rate in the proposed housing on the secondary market was 2.77, the average price of each room $43, 166, whilst apartments were $111, 334 in December.
The number of sale transactions of secondary homes decreased by 0.5 per cent.
