According to the data provided by the State Statistics Committee of Azerbaijan, in January to April 2008 the volume of the construction works in Azerbaijan being carried out by the construction companies is 20.4% or AZN 778.4mln more. Of them, AZN 597.9mln (76.8% of the gross volume) fell on the newly constructed buildings, AZN 97.1mln (12.5%) - capital repair, AZN 37.3mln (4.8%) - current repair, AZN 46.1mln (5.9%) - other works. The construction works by the private construction companies totaled AZN 569.6mln and Public enterprises - AZN 208.8mln.

According to the data by the State Statistics Committee, in January to April, AZN 1155.2mln was spent on the construction-assemblage works in Azerbaijan, an increase of 35.1% from the same period of 2007.
In January to April, 363,300 sq m. of housing area was put into use in Azerbaijan in January to April or 55.3% more than the figures of the last year. Last year, 1,425,700 sq m. of housing area was put into use in Azerbaijan, which is 17% more than 2006 (1,218,200 sq.m), whereas in 2005 the figure totaled 1,583,500 sq.m.
In April 2008 the volume of housing area increased by 2.25% as compared to the same period of 2007. According to the data provided by the State Statistics Committee, in April 97,700 sq.m housing area was given into use against 98,500 sq.m in March.
In January to April AZN 122.4mln was allocated for the housing construction ($147.5mln), an increase of 1% from the figures for the same period of 2007. In April AZN 46.1mln was allocated for housing construction.
More than 200 construction companies function in Azerbaijan, which actively continue constructing new buildings. Firstly it is linked with the demand for the newly built houses. According to the searches of the public organization Participants of Real Estate Market, the specific weight of the new buildings in the real estate market increased from 15.3% to 26.4% while the share of old buildings decreased from 25.8% to 18.8%.
Prices in the Azerbaijani real estate market will rise by 22% by the end of the year, Arif Garashov, head of the Real Estate Registration State Service, said. The prices in Azerbaijan's real estate market are rising due to a high growth rate in the field. Property prices are also affected by insufficient domestic production of construction materials. According to the public organization Participants of Real Estate Market, only 40% of construction materials sold in Azerbaijan are manufacture in the country. In April, one sq.m. in the primary real estate market cost $1,076, and $1,637 in the secondary real estate market.
The prices for construction materials have increased by more than 13% in Baku in April as compared to March, the public organization 'Participants of real estate' said. From early 2008, the prices for construction materials have increased by 15.3%. The share of materials manufactured in Azerbaijan comprises 44%. The monitoring was held on 38 types and 84 differences of building materials. An increase was observed on 52 types, decrease on 10 types and stability for other 52 types of construction materials.
According to the monitoring by the MBA Group consulting company with regards to the situation in real estate market of Azerbaijan, for the four months of 2008, the price index reflecting dynamic of prices increased up to 331.1 points (10.1%).

The portfolio of proposals in market in April is apartments -57%, land market - 23%, rent market - 13 % and sale of comercial premises - 7%. The demand and proposals for the apartments kept their urgency like previous months.

Some 26.1% of real estate market made up premises in the Yasamal District of Baku in April. The significant growth of portfolio was also observed in the Khatai District of Baku regarding apartment demand in the region and presence of free areas for construction of new buildings.
The share of three rooms' apartments made up 36% and two rooms - 35%.
The State Consumer Market Control Service at Azerbaijan's Ministry of Economic Development commenced monitoring of the market of construction materials. The State Service requires the participants of the market of construction materials not only follow quality, but also provide guarantee for expensive construction materials.
According to the information by the State Real Estate Registry Service of Azerbaijan, there are more than 400,000 illegally constructed houses in the Country. The problem will be settled within project with the World Bank.
