Secondary housing market in capital of Uzbekistan increased by almost 5 percent in Jan.-April

The average price of an apartment in the secondary housing market in Uzbek capital of Tashkent increased by 4.6 percent to $619 for square meter from January to April, a review of information-analytical center "Sion Research" of the real estate organization Sion Group.

According to the center, the average offered price increased by 15.9 percent compared to April 2012, and to three percent as compared to March of this year.

The average offered price of apartments in brick houses rose to 1.7 percent - up to $667 for square meter compared to March, in panel houses - by 5.6 percent (to $570).

The average area of apartments put for sale in Tashkent in April was 65 square meters, the minimum area was 15 square meters, maximum - 160 square meters.

The average price of apartments for sale amounted to $40.2 thousand, while the lowest requested price was $9,000 the highest - $150,000.

According to the survey, the largest number of offers on sale in April was recorded in apartments with a total area of 51 to 60 square meters (21 per cent) and the lowest - in apartments of up to 20 square meters (1.1 per cent).

The largest number of offers in April - 67.3 percent - were the offers for two-and three-room apartments, the smallest - 2.2 percent for five or more room apartments. The average offered price of one-room apartments was $642, two-room - $622, three-room - $651, four-room - $661 five-room apartments and more - $521 for square meter.

According to the "Sion Research", the prices of secondary houses in Tashkent for 2012 have risen by an average of 11.5 percent - up to $592 for square meter.
