Secondary housing slightly cheapens in Baku

The average price on houses in Baku's secondary market in June fell by 0.4 percent and amounted to $986 per square meter compared to the previous month, "Property Market Participants" public organization said on Saturday.

In June, the volume of supply in the secondary housing market increased by 0.9 percent, while the number of apartments put for sale reaches 7,600 apartments.

Supply of four-and five-room apartments reduced in June, while supply of one, two-and three-room apartments increased. The greatest increase was observed in the two-room apartments, which was 1.4 percent.

The share of Yasamal, Nasimi, Narimanov and Khatai districts in the portfolio of offerings in the market amounted to 78.7 percent. A portfolio has been formed due to these four districts for a long time. This is connected with new buildings appeared in these districts. The research shows that the portfolio of offerings is formed in the primary market mainly due to these four districts.

The share of secondary housing proposed on the market at a price lower than the average, amounted to 52.1 per cent. The average room rate in the housing in the secondary market in June was 2.79, the average price on each room - $44,256, apartments - $111,207.
