TASHKENT, Uzbekistan, September 30. The average yield of rental housing in Uzbekistan’s Tashkent amounted to 10 percent as of September 2023, Trend reports.
As per results of a study on the profitability of the rental housing market in different districts of Tashkent carried out by Uzbekistan's Institute of Macroeconomics and Regional Studies, the annual increase in the cost of housing by the end of August 2023 was recorded in the following districts:
Yunusabad - 37.1 percent
Mirzo-Ulugbek - 35.7 percent
Mirabad - 33.7 percent
Sergeli - 27.8 percent
Almazar - 24.4 percent
Rental profitability in the region was estimated as the ratio of monthly rent to the cost of housing in general and amounted to the following:
Mirzo-Ulugbek – 12 percent
Chilanzar - 10.6 percent
Mirabad - 10.4 percent
Sergeli - 8.5 percent
Uchtepe - 8.2 percent
Furthermore, the analysis of the Center for Economic Research and Reforms (CERR) has shown that in August 2023, real estate sales in Uzbek cities increased by 12.8 percent, the number of registered purchase and sale transactions amounted to 28,000, which is almost 3,000 more than July 2023 and 6 percent more than August 2022.
The largest growth was recorded in the regions of Namangan (33 percent), Surkhandarya (27 percent) and Samarkand (25 percent).
