Activity in secondary housing market in Baku increases in January

Activity in the secondary housing market in Baku in January was higher than the previous month, CEO of consulting company "MBA Group" Nusret Ibrahimov told Trend on Saturday.

"This growth is an indicator of stability observed in the market due to the continuation of the seasonal months," Ibragimov said.

Ibragimov said the increase of the activity affected the number of transactions and prices in the market.

A proposal on the secondary housing market has declined by 16.2 percent to 3,555 apartments in January, the number of transactions - by 3.6 percent to 461, the exposure period declined by 6.1 percent to 107 days.

"The share of low-cost apartments has increased from 57.5 percent to 58.3 percent, the share of expensive apartments dropped from 42.5 to 41.7 percent in the proposal portfolio," Ibragimov said.

Ibragimov noted that most of the proposed flats were in Yasamal (24.5 percent), Nasimi (23.5 percent) and Narimanov (19.4 percent) districts of Baku in January.

"Most of the proposals accounts for a renovated apartments in new buildings (1275). In addition, there were apartments for sale of Leningrad (525) and experimental (435) buildings, Khrushchev building (495), Stalin building (354) and others," Ibragimov said.

Ibragimov noted that the share of one-bedroom apartments in a portfolio of proposals has reached 18 percent, double - 33.5 percent, while the majority accounts for two-bedroom apartments (37.8 percent).
